The ability to determine if the roof is constantly being steered in the wrong direction and the owner is being led to invest in a system that will only deteriorate. This is where the issue of price v. cost comes into play. What is the overall cost of routine maintenance and time dealing with tenants when these leaks occur each rain. The owner loses and entire day every rain event delegating repairs and apologies to tenants. Oppose to the price of a new roof system to eliminate the current costs piling up each rainfall.
After further investigation and multiple core cuts the system was showing multiple saturated areas and lots of worn down low spots in the insulation causing ponding water. The system would never properly shield the structure nor move water towards drainage points. To get the customer up to code the entire system was removed and drainage issues were repaired. The roof was cleaned after installation and the new system warranty was delivered. A price was paid but future costs were eliminated.
